End User Operating From a Residence
- If you are applying for membership into the Landlord2Landlord RenterNet
and you are an end user operating from a residence wanting access only to the RenterNet
Decision Model and/or criminal information you will not need an onsite inspection.
There is a onetime underwriting fee of $99.00 for this level of membership.
- If you are applying for membership into the Landlord2Landlord RenterNet
and you are an end user operating from a residence requiring access to full credit
files, a more in-depth investigation is required due to the greater security risk
from casual disclosure or access, and the mobility of the business. Anyone needing
full credit file access must undergo an onsite inspection. There is a $199.00 onetime
fee to conduct this onsite inspection and cover L2L underwriting.
Each National Credit Bureau has regulations regarding individual landlords operating
from their residence as follows:
The TransUnion Credit Bureau states it is acceptiable to access full credit files
while operating your company from your residence as long as an onsite inspection
is conducted to verify separation of office from your living quarters. We must also
verify office equipment like a printer, computer, shredder, and lockable filing
device are available and within the office area. TransUnion wants to ensure that
landlords are NOT working from their kitchen tables where they may accidentally
leave a full credit report laying around where it can be casually viewed. If you
do not want or cannot pass an onsite inspection you may elect to have access to
the RenterNer Decision Model and criminal information for a $99.00 onetime underwriting
and setup fee.
The Equifax Credit Bureau states that NO access to credit reports will be
given to anyone operating from their residence. Therefore, we can ONLY make
available Equifax credit information to legitimate companies defined by Equifax
as having a current business license and/or Federal Tax ID number and are operating
from a commercial workspace. An onsite inspection is required by Equifax to verify
the company is NOT operating from their residence. There is a $199.00 onetime
fee to conduct this onsite inspection and cover L2L underwriting.
